The rules we work to
For rented homes in England, with sources.
- Gas safety
Each gas appliance and flue must be checked every year by a Gas Safe registered engineer. Tenants get a copy of the record before they move in, or within 28 days of the check.

- Electrical safety
The electrical installation must be inspected and tested by a qualified person at least every 5 years, and tenants given proof of it.

- Energy performance
A rented home needs an EPC rated E or above, unless an exemption applies. An EPC is valid for 10 years.

- Smoke and carbon monoxide alarms
A smoke alarm on every storey used as living accommodation, and a carbon monoxide alarm in any room with a fixed combustion appliance (gas cookers excepted). Alarms must work on the day a new tenancy starts, and be repaired or replaced once reported faulty. The annual check we do is our practice, not a legal requirement.
