Questions

How is this different from a managing agent?
We only do compliance: a fixed fee instead of a percentage, routine checks included, and you keep your tenants, your rent and the tenancy.
Are you a managing agent?
No. We look after your safety checks and the fixes they find. Rent, tenants, general repairs and the tenancy stay with you.
Who is legally responsible?
You, as the landlord. We arrange the checks and keep the records.
How do I pay?
Monthly Direct Debit. Approved fixes are invoiced separately. [CONFIRM: Direct Debit provider, collection date and how repairs are paid]
How long does setup take?
Two minutes to sign up, about fifteen more once you have your agreement.
Something breaks between checks. Who does my tenant call?
You, as now. We don’t handle general repairs. If your tenant smells gas, they should call the National Gas Emergency Service on 0800 111 999.
Can fixes go ahead without asking me?
Yes, for faults a check finds. Set a limit per job, our fee included. Anything under it gets done, and you hear after.
What if a check is overdue when I join?
We book it first. [CONFIRM: overdue checks at joining are included in the plan]
No gas at the property?
Same fee. Electrical, EPC and alarms still need keeping in date.
Do tenants pay anything?
Never.
What if the tenant won’t give access?
We keep trying, in writing, and tell you where things stand.
I already have a letting agent.
Fine. We work alongside them.
Which properties?
Houses and flats let to a single household.
Can I leave?
Yes. 12-month minimum. We confirm your renewal price at least 60 days before the term ends, so you can decide. [CONFIRM: notice period after the minimum term]
